DO CHAINWALL FOUNDATIONS NEED FLOOD VENTS?
Yes. Because a chainwall creates a fully enclosed crawlspace or base, FEMA and local building codes typically require the installation of engineered flood vents. These vents allow rising floodwaters to flow freely through the enclosed area, equalizing hydrostatic pressure on both sides of the wall and preventing the foundation from collapsing under the weight of the water.
HOW TALL CAN A CHAINWALL BE BUILT?
While chainwalls are generally used for moderate elevation—typically ranging from 2 to 5 feet above grade—they can be engineered to go higher depending on your property’s specific soil conditions and flood zone requirements. For homes requiring significant elevation (such as 10+ feet in high-hazard V-zones), we often recommend looking into our elevated pier and column foundations instead.
HOW LONG DOES A CHAINWALL FOUNDATION TAKE TO BUILD?
On average, a coastal chainwall foundation takes about 3 to 6 weeks to complete. The process involves excavating the perimeter, pouring the continuous concrete footings, constructing the formwork for the stem walls, tying the reinforcing steel rebar, pouring the concrete, and allowing it to properly cure before structural framing can begin.
